Here are a couple of IMPORTANT tips for creating an effective FSBO listing ad with HomesByLender.com

Good example1.) Punctuation, spelling, and good of capitalization is key. Make sure your spelling, punctuation, and capitalization are good. With capitalization make sure that you are not using all lower case or all upper case letters in your ad. Below are some examples of a poor ad.

Look how the following addresses are rendered.

"1511 pinehurst - round rock, texas" or "1501 PINEHURST - ROUND ROCK, TEXAS"

The correct way would be to render your address in this way.

"1511 Pinehurst - Round Rock, Texas"

All upper case or lower case ads look amateur and often turns off the reader or potential buyer in your case. If you have completed your ad in one of those ways you should consider going back and correcting it.

2.) Saying less is always more! Another classic mistake novice sellers make is saying too much in their FSBO listing ad. Keep your descriptions effective but brief. Most buyers are turned off by real long property descriptions. Most won't read anything if it is too long. A nice brief summary will be more effective and if the buyer has more questions on features they can contact you through the website. You want as many buyers contacting you as possible so give them a reason to do so.

If you are doing the above your listing ad will be the most effective. If you have any further questions on how to have an effective ad contact your local HBL affiliate!
