I have a 1 acre treed lot with a home, in the Show Low area. It has tall Ponderosa pine trees and the home is well hidden. There are beautiful homes in this subdivision all on 1+ acre lots.
I am selling this due to a recent divorce. I would like to avoid the cost of a Realtor and this way I can offer it at a lower price.
Homes similar to this in this subdivision range from $175,000 to over $500,000. I am asking $140,000.
I have had Realtors say that they would put this home on the market at $179,000. I would assume with the market the way it is, I could get $170,000 for this property, and similar homes in the area are going for over $200,000.
I am in no hurry to sell this today, and can wait until the market gets better, or spring time and probably sell it for more.
Okay, about the home...
* It is a 3 bedroom, 2 bath 14' x 70' manufactured home with a 10 x 12 addition (about 1100 sq. ft. total).
* The outside has been totally redone with all new windows and exterior siding.
* There is a complete roof and a huge 40 x 30 deck, a wheel chair ramp, and has been well insulated.
* The interior has new kitchen cabinets, knotty pine on the walls and ceiling in the front room, dining area, kitchen and hallway.
* I have had all of the plumbing replaced with new copper plumbing, new bathtub, new toilets, sinks (except one bathroom sink not replaced), new water heater, new furnace, new copper wiring throughout, new carpeting everywhere except one bedroom and knew linoleum flooring in the kitchen, dining area, hall and bath, and other miscellaneous things done.
* There is work that still needs to be done. This is one of the reasons i am selling it at the price I am.
* The cabin is completely livable and everything works. The bedrooms and bathrooms could use to be painted and maybe the ceilings redone (they do not leak at all there is a double roof on this place).
* Another thing that can be done (or not since I haven't done it and have had no problems) is a cinder block wall added to the rear of the cabin and back filled. I got an estimate to get this done and it was around $9,000. I am being open and honest and letting you know the good and the bad...
* There is a septic system and water is and has not been a problem ever.
* The roads are maintained and plowed in the winter since there are full time residents that live in this subdivision.
